Question 1

Can I get a DSCR loan in Alabama?

Accepted Answer

Yes. DSCR loans are available for non-owner-occupied rental property in Alabama, including single-family homes, townhomes, condos, 2-4 unit properties and short-term rentals. The loan qualifies on the property's rent compared with its full monthly payment (PITIA), not your personal income, so no tax returns or W-2s are needed.

Question 2

Who arranges DSCR loans in Alabama?

Accepted Answer

In Alabama, a DSCR loan on 1-4 unit non-owner-occupied property is a business-purpose loan, and Alabama does not require a mortgage broker license to arrange one. Mortgage Houz (Florida NMLS #2755375) shops the deal to investor lenders that are authorized to fund business-purpose loans in Alabama.

Question 3

What credit score do I need for a DSCR loan in Alabama?

Accepted Answer

Most programs start at 620. Short-term rental DSCR starts at 640, No-Ratio DSCR at 660, and Jumbo DSCR at 700, with High-Leverage DSCR aimed at 700+ borrowers. Higher scores and a higher DSCR earn better pricing.

Question 4

How much down payment does a DSCR loan in Alabama require?

Accepted Answer

Down payments start at 15% (85% LTV) on the High-Leverage program for strong files. Standard and short-term rental DSCR go up to 80% LTV, Jumbo up to 75% and No-Ratio up to 70%. Cash-out refinances usually top out around 75% LTV.

Question 5

Can I use a DSCR loan for an Airbnb in Alabama?

Accepted Answer

Yes. The Short-Term Rental DSCR program uses third-party short-term rental income projections instead of a signed lease. The lender also reviews local short-term rental rules, so confirm the city or county in Alabama allows STRs at that address and whether a permit is needed.

Question 6

Can I close a Alabama DSCR loan in an LLC?

Accepted Answer

Yes. Most DSCR programs allow vesting in an LLC or other entity, and the guarantor's credit is used. There is no cap on how many financed properties you can hold.

Question 7

Do I have to live in Alabama to get a DSCR loan there?

Accepted Answer

No. Out-of-state investors use DSCR loans in Alabama all the time because qualification is based on the property's rent, not where you live or work. The property must be an investment property, not a home you or your family will occupy.

Question 8

What should I know about DSCR math in Alabama?

Accepted Answer

Alabama property taxes are among the lowest in the country, which helps the DSCR math on most rentals. The lender divides rent by principal, interest, taxes, insurance and any HOA dues, so the closer your estimates are to the real bills, the more accurate your DSCR.

Question 9

How fast can a DSCR loan close in Alabama?

Accepted Answer

Many DSCR loans close in about 15 to 30 days once the appraisal and rent schedule are back. Starting the survey takes 2 minutes and does not pull your credit.
